Couple Booked for Allegedly Cheating Buyer of ₹51 Lakh in Tata Capital Heights Apartment Deal

Nagpur: The Imamwada Police have registered a cheating case against a Nagpur couple for allegedly duping a man of ₹51 lakh by promising to sell him a flat in the upscale Tata Capital Heights residential complex and later selling the property to another person.


According to police, the complainant, Khemchand Rochidas Balwani (57), a resident of Plot No. 62, Back Colony, near Punshi Hospital, Nagpur, had visited Tata Capital Heights in the Imamwada police station area in 2019 to meet a friend.


During his visit, he noticed a list on the society’s notice board containing the names of flat owners who had allegedly defaulted on their home loans. The list mentioned Flat No. 1201, registered in the names of Nitin Sudhakar Dhamke (48) and Vidya Nitin Dhamke (45), both residents of Devanjali Apartment, Reshimbagh, Nagpur.


Between November 12, 2019, and 2022, Balwani visited the flat and liked the property. Subsequently, he entered into negotiations with the couple and agreed to purchase the flat for ₹1.20 crore.


Police said the accused allegedly gained the complainant’s trust and, citing various reasons at different times, collected ₹51 lakh from him. However, despite repeated requests from the complainant, they allegedly failed to execute the sale deed or provide any legal documents related to the property.


The complainant later discovered that the same flat had allegedly been sold to another person, identified as Dr Lad, for a substantial amount.


The accused allegedly entered into a sale agreement with the complainant, accepted ₹51 lakh from him, and subsequently failed to transfer ownership or execute any documents, thereby causing financial loss and breaching his trust.


Based on the complaint and preliminary inquiry, API Neha Kondekar of Imamwada Police Station has registered a case against the accused under Sections 420 and 34 of the Indian Penal Code (IPC). Further investigation is underway.
